What is an EPC
An EPC is an online Energy Performance Certificate issued after an accredited domestic energy assessor has carried out an Energy Performance Assessment on a property.
What does the Assessment involve?
The assessment usually begins as soon as the assessor arrives at the property when they begin identifying and recording building features and taking photographic evidence.
Including:
- The building construction type
- Property detachment type
- Evidence of either cavity wall or external wall insulation
- Whether the building has a solid /suspend floor
- Whether gas and electricity are available in the property
- Whether the property is double glazed
- Whether there are extensions (parts of the property with differing thermal properties)
The assessor will then create a detailed floor plan of the property showing both heat loss and party walls in order to calculate the heat loss area of the property.
The assessor will also record details with photographic evidence of:
- Std v low energy lighting
- Wall thickness
- Glazing gap
- Roof insulation
- Heating type and heat controls
- Water Cylinder and insulation
After collecting all relevant information and evidence, the assessor will lodge the collected data on the EPC register which will calculate an Energy Performance Rating between A and G for the property.
