EPC's are valid for 10 years from the date of issue.
If you change the fabric of the property you should commission another EPC before selling or renting it. Before booking an EPC assessment, you can check whether your property already has an EPC by entering your postcode in the government website below.
Please don't count original reception room with a bed in it.
Do count sewing rooms, offices and libraries etc.
